Alliance offers Fix and Flip Loans

Fix and Flip general criteria

  • Minimum Loan Amount: $50,000

  • Maximum Loan Amount: $3,500,000

  • Term: 12 Months Standard, 18 Month Option on a case-by-case basis

  • Maximum LTC: Up to 90% of Purchase Price, Up to 100% of Rehab Costs

  • Maximum Loan to ARV: Up to 75%

  • Property Types: Non-Owner-Occupied Attached or Detached SFR, 2-4 Units, Townhomes, Warrantable Condos

  • FICO:  Minimum IR = 1 Month, if past Bankruptcy, Foreclosure or FICO < 620 a 12 Month IR is required

  • Recourse: Full Recourse, Pledge of Shares
  • Profit Test: Minimum of 30% ROI, if fail, must pass 1.20 DSCR test on a Market 30-year FRM

  • Borrower Type: Must be an Entity

  • Loan Purpose: Rehab Loan for Non-Owner-Occupied Residential Investment Property

  • Minimum Experience: No Prior Experience Required

  • Foreign National: Must be from an Eligible Country
